The Twin Cities are full of beautiful old housing stock — the 1920s bungalows of Longfellow and Nokomis, the four-squares of Northeast Minneapolis, the Victorians of Summit-University, the stucco homes of Merriam Park and Macalester-Groveland. Those homes have character that new construction rarely matches. They also frequently have something less charming tucked inside their walls and attics: knob-and-tube wiring.
If you're buying, selling, insuring, or insulating an older Minneapolis or St. Paul home, knob-and-tube is a term you'll probably run into. Here's a straightforward look at what it is, when it's a genuine safety concern, and what your realistic options are.
What knob-and-tube wiring actually is
Knob-and-tube was the standard method of wiring homes in the U.S. from roughly the 1880s through the 1930s, and it lingered in some construction into the 1940s and 50s. Instead of running conductors together inside a cable or conduit, electricians ran two separate single conductors — one hot, one neutral — spaced apart from each other through the building cavities.
The name comes from the hardware: knobs are ceramic insulators nailed to joists and studs to hold the wire away from the wood, and tubes are ceramic sleeves that protect the wire where it passes through framing. The conductors themselves were insulated with rubber and often wrapped in a woven cloth or asphalt-saturated braid.
It was a reasonable system for its time. The problem is that "its time" was around a century ago, and both the materials and the electrical demands of a home have changed dramatically since.
Why it becomes a problem in older homes
Aging insulation
Rubber and cloth insulation dries out, becomes brittle, and crumbles — especially where it's been exposed to heat, such as inside light fixture boxes or near old fuse panels. Once insulation flakes away, you have bare copper in a wood-framed cavity. That's the single biggest concern with knob-and-tube, and it's one you can't evaluate from the basement alone.
No equipment grounding conductor
Knob-and-tube systems have no ground wire. That's why so many older Twin Cities homes still have two-prong outlets. Without a ground path, you lose an important layer of protection for people and for sensitive electronics, and you can't properly serve modern appliances, computer equipment, or many power tools.
It was never designed for modern loads
A 1925 house was wired for a few lights and maybe a radio. Today the same rooms host window air conditioners, space heaters, microwaves, gaming PCs, and a couple of dozen chargers. Add generations of DIY extensions spliced onto original circuits, and it's easy to end up with overloaded branch circuits.
Buried splices and amateur modifications
In our experience, the wiring itself is often less of an issue than what somebody did to it in 1968. Open splices without junction boxes, knob-and-tube tied into newer NM cable with electrical tape, and circuits extended far beyond their intended capacity are all common finds in metro-area attics and basements.
The Minnesota insulation problem
This one is specific to cold-climate states like ours. Modern electrical code prohibits burying existing knob-and-tube conductors in thermal insulation — the wiring relies on open air around it to shed heat. Unfortunately, attic and wall insulation upgrades are one of the most popular energy improvements in Minnesota, and plenty of older Twin Cities homes have had blown-in cellulose or fiberglass installed directly over active knob-and-tube runs. If you're planning an insulation project, or if you suspect a previous owner already did one, the wiring needs to be addressed first.
How to tell if you have it
You don't need to open walls to get a strong clue. Look for:
- Small white or brown ceramic knobs and tubes on joists in an unfinished basement or attic
- Two individual cloth-covered wires running parallel a few inches apart, rather than a single gray or white cable
- Two-prong (ungrounded) receptacles throughout the house
- An old fuse box, or a newer breaker panel with visible cloth-covered conductors feeding it
- Push-button light switches or original brass fixture bases
Keep in mind that many homes are a patchwork. A kitchen may have been rewired in the 1990s while the second-floor bedrooms are still original. A licensed electrician can assess how much of the original system is still energized — which is the number that actually matters.
Insurance, appraisals, and real estate
Insurance carriers treat knob-and-tube differently. Some will write a policy without comment, some require an inspection or documentation from a licensed electrician, and some decline coverage or charge more until the wiring is replaced. If you're buying an older home in the metro, it's worth asking your agent early rather than discovering the issue days before closing. Home inspectors will nearly always flag knob-and-tube, and it frequently becomes a negotiating point.
Your options
Full rewire
Replacing all original branch circuits with modern grounded wiring is the cleanest long-term solution. It's also the most invasive and expensive, and it usually goes hand in hand with a service and panel upgrade — most older Twin Cities homes with knob-and-tube also have an undersized service.
Phased or partial rewire
Many homeowners tackle it in stages: kitchen and bath circuits first (where GFCI protection and dedicated circuits matter most), then bedrooms, then the rest. Timing electrical work with other projects — a kitchen remodel, a bathroom gut, refinishing an attic, or an insulation upgrade — saves money because the walls are already open.
Targeted repairs and safety improvements
Not every home needs an immediate whole-house rewire. Removing dangerous splices, eliminating knob-and-tube in attics where insulation is planned, adding properly protected circuits for high-draw appliances, and correcting ungrounded outlets appropriately can meaningfully reduce risk while you plan for the bigger job.
Costs vary widely based on the size of the home, how much original wiring remains energized, plaster versus drywall, accessibility of attics and basements, whether a service upgrade is included, and local permit fees. Any honest estimate has to start with an in-person look.
Permits and doing it right
Minnesota adopts the National Electrical Code with state amendments, and rewiring work requires a permit and inspection in Minneapolis, St. Paul, and surrounding suburbs. That's a feature, not a hassle — an inspection record is exactly the kind of documentation insurers and future buyers want to see. Knob-and-tube work is also not a good DIY candidate: identifying which conductors are live, tracing circuits through balloon-framed walls, and making safe transitions between old and new wiring methods takes experience.
